Housing era

Why 1970s and 1980s houses in Agoura Hills leak the way they do

Most of Agoura Hills went up in two decades. The city's 2021 to 2029 Housing Element puts 42% of homes in the 1980s and 34% in the 1970s, so about 76% were built between 1970 and 1989. Of the city's 7,639 homes, 83% are single-family houses, which means most water losses here happen inside a house with its own plumbing, roof and slab.

A house from 1985 is now past forty. The original water heater is usually gone, but the supply lines, the shutoff valves under sinks and the connectors behind washers are often original and stiff. A slow weep at one of those fittings can soak a cabinet base and the drywall behind it for weeks before a stain shows.

Age also changes the work. State and federal guidance flags possible asbestos in buildings put up from 1945 to 1978. Lead-based paint is a separate worry in anything built before 1978 once sanding or demolition starts. If your house is from the early 1970s, say so on the first call, because cutting out wet drywall or flooring may need testing first. Expect a plain walkthrough of what will be done and what it costs ahead of the first cut.

When water is spreading in Agoura Hills

A supply line does not wait for business hours, and neither does the phone. Calls are answered overnight, and dispatch assigns whichever partner contractor has room in its schedule near Agoura Hills. What you do in the next ten minutes often decides how much has to be torn out.

While you wait for the crew

1

Shut the water at the house

Agoura Hills water and sewer come from Las Virgenes Municipal Water District, not a city department. Find the main valve where the service line enters the house, often on a garage wall or a side yard. If it will not turn, the district's emergency desk answers day and night at (818) 251-2100.

2

Power off wet rooms only if it is safe

Many homes here have the panel in the garage. If you can reach it on a dry floor, switch off the circuits for wet rooms. If water is near the panel or a ceiling is sagging with water in it, stay out and call 911.

3

Lift what you can

Pull rugs, lift laptops and boxes off the floor, and put foil or wood blocks under furniture legs. Photograph the room first. Do not carry heavy wet items down stairs alone.

4

Keep people and pets out of dirty water

Water that came across a driveway from a slope, up from a floor drain or out of a toilet is treated as contaminated. Keep children and animals away and do not run the vacuum on it.

5

Call the 24/7 line

Give the street, what failed and which rooms are wet. On a steep hillside driveway or behind a gate, tell the dispatcher so the crew can plan the hose run and parking.

Medea Creek, Lindero Canyon and Chesebro Canyon: where the runoff goes

Agoura Hills drains through named channels. Medea Creek carries the central drainage and is partly improved from Agoura Road north to the Ventura County line. Lindero Canyon Channel runs on the west side and Chesebro Canyon Channel on the east, both maintained by LA County Public Works, and Palo Comado is channelized too. The city's Safety Element also marks a problem area at Liberty Canyon south of US-101.

The same document says Thousand Oaks Boulevard near Lake Lindero Drive floods in heavy rain. If you live in the Lake Lindero tract or drive that stretch, expect water at the street edge and check garage thresholds and low door sills after a storm. The city notes no significant historic flooding and restricts new building in FEMA Zones A and AE, so most losses here come from roofs, pipes and surface runoff, not rivers.

Storm water that gets inside is classed Category 3 right away. That is the work described on our flood damage restoration page.

February 2024: 8.72 inches in three days

The city recorded 8.72 inches of rain between February 4 and 6, 2024. That is more than half of the 16.41 inch yearly normal at the nearby Woodland Hills station (1991 to 2020). Two city streets closed briefly for minor flooding on February 4, parks were closed, and two minor mudslides were reported on February 5, one off Cornell Road. No evacuation or local emergency was declared.

Rain like that finds weak points. Look for stains at roof valleys and skylights, downspouts that dump against a foundation, and soil that has slumped against the stucco line. The Safety Element notes superficial slides on graded cut-and-fill slopes in a few tracts, so a slope behind your wall is worth watching, and a crew can run a moisture meter along the base of the wall if you see damp.

November 2018 was different. The Woolsey Fire led to an entire-city mandatory evacuation on November 8, and about two-thirds of Agoura Hills sits in a Very High Fire Hazard Severity Zone. If you return to a house that sat closed for days, walk it room by room and check under sinks and around the water heater. We do not do fire or smoke restoration, but a leak found after an evacuation is a water loss we can dry.

Permits, utilities and who handles what

Agoura Hills runs its own Building and Safety Division at 30001 Ladyface Court. Drying and extraction rarely need a permit, but rebuilding that touches structure, plumbing or wiring can, so ask the division before closing up walls. Homes outside the sewer system are on septic and answer to LA County Environmental Health.

Old Agoura is the equestrian neighborhood around Chesebro Road, near Old Agoura Park. Properties there often have barns, wash racks and guest houses with their own lines, so ask the crew to check every structure on the lot, not only the main house. Chumash Park on Medea Valley Drive and Reyes Adobe on Rainbow Crest Drive are well-known landmarks if you need to describe where you are.

Services we pair with 91301

Calls from Agoura Hills use ZIP code 91301, and the usual first pairing is emergency water removal to pump or extract standing water, followed by water mitigation, which covers the drying work of the critical first three days. Where sewage, creek water or soaked contents are involved, water damage cleanup covers removal and sanitizing.

We also take calls from two nearby places outside Agoura Hills. Malibu uses the standard residential ZIP 90265, and Oak Park is unincorporated Ventura County with ZIP 91377. East along US-101 is Woodland Hills, and a few miles west is Westlake Village, which has its own lake and dam to think about.

Agoura Hills service area on the map

The map is centered on the city, with US-101 splitting it into north and south sections. Medea Creek drains the middle, with Lindero Canyon Channel to the west and Chesebro Canyon Channel to the east.

Frequently asked questions

Do you cover every ZIP code in Agoura Hills?

Agoura Hills is served under ZIP code 91301, which covers the neighborhoods on both sides of US-101, including Old Agoura around Chesebro Road, the Medea Creek corridor and the Lake Lindero tract. A small PO Box ZIP, 91376, sits inside 91301.

Be aware that 91301 is shared. Parts of Calabasas and some unincorporated addresses use it too, so read out your full street address and dispatch will verify it first.

Is emergency water removal available in Agoura Hills?

Yes. The 24/7 line is answered at 2 a.m. on a Sunday the same as on a Tuesday afternoon, and a partner crew is lined up if one has room near you. If you are on a hillside street or behind a gate, say so when you call. For a tank or supply failure, shut the water at the house first.

Does the water district fix a leak inside my house?

No. Las Virgenes Municipal Water District supplies water and handles the system up to your meter. A broken pipe inside the house is a plumber's repair, and extraction and drying is the restoration crew's job. The district's 24-hour line can help if you cannot find or close the shutoff.

Should I worry about asbestos or lead in a 1970s Agoura Hills home?

It is possible, and it depends on the material. Guidance notes asbestos may be present in buildings from 1945 to 1978 and lead paint in homes built before 1978. Tell the crew the age of the house, because testing may come before cutting out drywall or flooring. A restoration company does not diagnose health questions, so take those to a physician.

Will my homeowners policy pay for storm water that comes in at ground level?

Often not. The California Department of Insurance lists flood, mudslide and debris flow among usual homeowners exclusions, with flood protection sold through the federal NFIP. A sudden pipe burst is a different story and is often covered. Read your policy, ask your insurer, and remember we do not decide claims.
